The rental values per square meter at street level. An estimate of the part of the lease corresponding to warehouses and/or upper floors is made using an average value of the square meter of warehouses in the sector.

At La Fábrica Patronato we provide our customers with the best service at the most convenient price.
With 0.375 UF/m² at street level and 0.15 UF/m² for other floors, parking space included, it is prooven.

Methodology

The rental price per square meter at street level is an objective parameter to compare the different offers but the difficulty relies in it's calculation when the properties have more than one floor. We do it this way:

  • an average rental price is calculated per square meter of warehouses and upper floors using the avertisements of this type of properties without street sale premises;
  • this average price is applied to warehouses and upper floors of the premises on the market, which allows to deduce an estimate of the lease value of the surface at street level.

When we cannot establish how many floors a premises has, or how the area is distributed among them, the data are not taken for calculations.

Observations

A quick look at the data confirms already known characteristics of the real estate offer in Patronato, but also quantitative aspects that are intuitively less evident or measurable:

  • a majority of offers between 50m² and 250m², which corresponds to the typology of the largest number of stores in the sector;
  • a majority of rental prices between 0.5 UF/m² and 1.5 UF/m² for the square meter at street level.

The amplitude of values of the square meter at street level reflects in many cases the greater or lesser proximity of the premises to the center of Patronato (blocks 2 and 3). But variations from simple to triple, just one block away, are they really justified?
