Common Features

We are always attentive to offer the best service. Please check our contracts conditions and the observatory for prices.

Visibility

A significant flow of vehicles passes in front of our premises, since a large part of the Bellavista traffic leaves through Patronato or Buenos Aires towards Recoleta.

We are also one block from the area that receives the most public in Patronato, just four blocks from the subway, and with a quick and easy connection to the central highway.

Surfaces

With the exception of the one located on the corner of Patronato with Buenos Aires, all our premises are open surfaces with a total area of ​​120m², of which 100m² can be used for the sales part.

One store has an underground cellar of 40m², and two others have a second floor of 100m².

Equipment

In the premises that are put on the marked, the electrical installation is recent, with new and fireproof wiring. In one of our premises there is a triphasic installation.

In terms of fire safety, all the premises are equipped with smoke sensors that are permanently connected to the alarm system. In our latest contract model we offer to deliver the premises equipped with fire extinguishers, and to take care of their maintenance.

Standard Contract

Conditions

At La Fábrica Patronato we are open to discuss the conditions of our standard contract.

Rental Fee

We have the [most competitive prices] (/en/observatory) in the Patronato sector:

  • 0.375 UF/m² for shops at street level
  • 0.150 UF/m² for warehouses other floors

The premises are rented between 45 UF and 65 UF per month, according to their features.

Guarantee Deposit

The guarantee deposit equals 2 months of rent approximately.

Its purpose is to cover the expenses to repair the premises once freed, and therefore its amount may be reduced if, upon receiving the premises, the new tenant makes the initial arrangements.

Contract Duration

Contracts have a duration of 3 years and are renewed tacitly as long as none of the parties does not communicate to the other, at least 90 days before the contract end date, their intention to leave the premises.

Having said the foregoing, we can study and offer short duration contracts.
